1. Agreement and project acceptance. These Terms & Conditions apply to renovation, remodeling, design coordination, and related services provided by the company. A project becomes scheduled only after the applicable proposal, scope of work, or service agreement has been accepted according to the process provided to you. Website inquiries, preliminary discussions, and consultation requests do not by themselves create a binding commitment to perform work.
2. Service descriptions. We provide renovation and home improvement services based on the individual requirements of each property. Information shown on our website, including photographs, project examples, descriptions, finishes, and service summaries, is intended as general guidance. Actual materials, methods, dimensions, availability, and project results may vary depending on the property and the scope agreed upon for your particular project.
3. Project assessments. Before work begins, we may inspect the relevant areas, discuss your objectives, review available information, and identify conditions that could affect the proposed work. An assessment is based on conditions reasonably observable at the time. Areas hidden behind walls, ceilings, flooring, cabinetry, or other existing construction may not be fully evaluated until work is underway.
4. Scope of work. Your written project documentation identifies the services included in the engagement. Items not specifically listed should not be assumed to be included. This may include decorative work, repairs, disposal, specialty installations, permits, structural modifications, or other services unless expressly included. If additional work becomes appropriate, we will discuss the proposed change and any related pricing or scheduling impact before proceeding whenever reasonably possible.
5. Client information and decisions. You agree to provide reasonably accurate information needed to plan and perform the project. This includes information about property restrictions, known defects, previous renovation work, access limitations, building requirements, and other circumstances that may affect the work. You are also responsible for making requested selections and approvals within a reasonable timeframe so that the project can continue as planned.
6. Materials and products. Materials, fixtures, appliances, finishes, and other products may be selected from available options or identified within the project documentation. Product pricing and availability can change because of supplier conditions, manufacturing schedules, discontinued items, or other circumstances. If an agreed product becomes unavailable, we may discuss an alternative that reasonably fits the project. Any material change that affects cost or timing may require an updated project authorization.
7. Existing property conditions. Renovation work can uncover conditions that were not reasonably visible during the initial assessment. These may include deteriorated framing, outdated wiring, plumbing problems, moisture, unsuitable surfaces, concealed damage, pest-related conditions, or other construction issues. When an unexpected condition materially affects the agreed work, the project may need to pause in the affected area while the available options, additional work, cost, and schedule are reviewed.
8. Scheduling and project timing. We will make reasonable efforts to coordinate the project according to the schedule communicated to you. Construction schedules can be affected by material lead times, inspections, weather, access, subcontractor availability, supplier delays, site discoveries, client decisions, and approved changes. Any completion date provided for planning purposes is an estimate unless a specific commitment is expressly included in your signed project agreement.
9. Property access and preparation. Reasonable access to the agreed work areas is necessary for scheduled activities. You may be asked to remove personal belongings, valuables, furniture, or other items from areas where work will take place. Please inform us of relevant building rules, security procedures, parking restrictions, or other access requirements before the project begins. If the work area cannot reasonably be accessed on an agreed date, the affected activity may need to be rescheduled.
10. Changes and approvals. Renovation plans may evolve during a project. Requests to change layouts, finishes, fixtures, materials, quantities, or installation methods should be communicated promptly. Additional work or revisions may require written approval and may affect the project price or schedule. We will not intentionally treat an informal conversation as approval for significant additional work when written authorization is reasonably required.
11. Project payments. Payment requirements are established in the applicable project agreement, proposal, or invoice. Depending on the project, payments may be divided into deposits, progress payments, material commitments, or completion milestones. You agree to make payments according to the agreed schedule. Outstanding amounts may affect the continuation or scheduling of work where permitted by the applicable agreement. Any deposit, credit, refund, or cancellation treatment will be governed by the project documents.
12. Delays beyond the project team. Some circumstances may prevent work from proceeding according to the original plan. These can include severe weather, supplier disruptions, unavailable materials, inspection requirements, building restrictions, utility issues, concealed property conditions, or events outside reasonable control. When such circumstances materially affect the project, we will make reasonable efforts to communicate the issue and coordinate an appropriate adjustment to the work schedule.
13. Cancellation and suspension. If you need to cancel, postpone, or temporarily suspend a project, please provide notice as soon as reasonably possible. The financial and scheduling consequences may depend on the work already completed, materials purchased, labor reserved, third-party commitments, and terms of the individual project agreement. Cancellation does not automatically eliminate obligations that have already become due under the applicable agreement.
14. Workmanship and product warranties. Where a written workmanship warranty is provided, its duration, coverage, exclusions, and claim process are determined by the applicable warranty documentation. Products and materials may carry separate manufacturer warranties. Manufacturer warranties are controlled by their respective providers and may have specific registration, maintenance, usage, and claim requirements. Our assistance with a manufacturer claim does not expand the manufacturer's warranty.
15. Safety and household conditions. Active renovation areas may contain tools, equipment, dust, debris, temporary barriers, noise, and other normal construction hazards. Clients should keep children, pets, guests, and unauthorized individuals away from restricted work areas. Please notify us of relevant household conditions or access considerations that could reasonably affect safe project execution. We may temporarily restrict access to portions of the property while work is underway.
16. Third-party services. A project may involve independent suppliers, manufacturers, specialists, inspectors, delivery providers, designers, or other third parties. Their products and services may be governed by separate agreements, warranties, schedules, and policies. Although we may coordinate with third parties when appropriate, we cannot guarantee the independent performance, availability, or policies of an outside provider beyond responsibilities expressly accepted in your project agreement.
17. Website content and intellectual property. Website photographs, written materials, graphics, illustrations, branding, layouts, and other original content may be owned by or licensed to the company. You may view and use the website for personal purposes related to evaluating our services, but you may not reproduce, republish, modify, distribute, or commercially reuse our protected content without appropriate permission.
18. Responsible website use. You agree to use the website lawfully and responsibly. You must not attempt to interfere with website operation, gain unauthorized access to systems, introduce malicious software, submit fraudulent information, impersonate another person, or use the website to violate applicable law or the rights of others. We may take reasonable steps to protect the website and its users from misuse or security threats.
19. Limitation of responsibility. Renovation projects involve existing structures, changing conditions, and circumstances that may not be completely predictable. Except where liability cannot legally be limited, our responsibility is subject to the terms of the applicable project agreement and the nature of the services actually provided. We are not responsible for circumstances outside our reasonable control or for conditions caused by inaccurate information, unauthorized modifications, improper maintenance, or actions outside the agreed project scope.
20. Updates to these terms. We may revise these Terms & Conditions from time to time to reflect changes in our services, website, business practices, or applicable requirements. Updated website terms may be posted when appropriate. Changes to general website terms will not automatically replace specific terms contained in a signed project agreement unless the applicable agreement allows such a change.
